Project Proposal

The proposed development is planned on a long and narrow parcel of old Tehsil land in Khatima, where the design strategy focuses on breaking the massing into two distinct blocks linked through a central drop-off. The first block accommodates retail shops across two levels, topped by a multiplex and restaurants with indoor dining. The second block continues the retail frontage along two floors, creating a continuous shopping street experience enriched with landscaped courtyards for relaxation and social interaction. Above, the block transitions into modern hotel and office floors, integrating commercial vibrancy with hospitality and workspace opportunities

Architecturally, the façade draws inspiration from traditional Kumaon design, featuring decorated windows, intricate railings, and earthy tones, while blending modern construction techniques. The thoughtful articulation of mass, courtyards, and circulation not only ensures human-scale interaction but also establishes the project as a cultural and commercial landmark for Khatima.
